Sundaram – Rates & Policies
$380 USD per night for renting the Sundaram Vacation Home / includes both suites.
Ask about renting one of the Suites instead of the whole Vacation Rental. This includes use of the kitchen, pool, spa room, living room and garage.
$195 USD per night. (Rate is per suite, single or double occupancy.)
- There is a 3 night minimum stay. And a 5 night minimum during holidays and events.
- There is a $70 cleaning fee per guest stay.
- A third person is permitted for $70 additional per night. (Each suite has a twin-size inflatable bed for 3rd person.)
Ask us about shorter stays as we sometimes have openings or longer term stays and reduced rates for 20+ room nights.
Security Deposit: There is a $250 refundable security deposit that covers breakage, theft and misuse of the suites, should this occur.
Gratuities: There is a $45 per stay gratuities fee that rewards your staff for the excellent work on your behalf.
Breakfast Foods: For your convenience, for your first day of your stay, we will provide a light self serve breakfast of yogurt, our popular local granola, and in-season fruit. We provide coffee and tea as well as bottled water for the duration of your stay. You are welcome to purchase additional breakfast foods at the local market in San Pancho or to dine out for breakfast in our town’s excellent cafes and coffee shops. We ask each guest to clean up after preparing and eating meals, leaving the shared space in perfect condition following use.
Sundaram is the only vacation rental in San Pancho with an in-house Spa Studio, exclusively for its guests only … enjoy! Please see our SPA PAGE for details.
- Spa Services: massages from 10am to 5pm, USD$90 per one hour and twenty minutes each.
- Facials Therapy: facials on our spa. For $700 mexican pesos, aprox. $36 USD, for a 45 min. facial.
Appointment ahead of time required. Massages and facials to be paid in cash (pesos or USD Dollars). Gratuities additional.
- Check-in, 3pm. Check-out, noon. We can hold your luggage if needed.
- TAXES: 16% Sales Tax, 3% Hotel Tax are included in the price. Maid service twice a week between 9am to 1pm. Towels and sheets are changed once a week unless otherwise needed, to help on water/energy conservation.
- Gratuities are not included. If you feel you got superb service, tip directly.
- Beach and pool towels, beach chairs and umbrellas are available.
- Wi-Fi speaker in each suite for your enjoyment, bring your music.
- We encourage you to bring your favorite mosquito and sun protection.

- Please plan your massage therapy needs ahead of time. Schedules get filled quickly on high season. Send us an email with names and dates to insure booking.
- 100% payment must be received in order to BLOCK and CONFIRM your reservation.
- CANCELLATION POLICY: cancellations need to be made 60 days prior to arrival date, to receive 80% refund. 20% Cancellation Fee is not refundable. If you cancel after the 60 days allowed, you will forfeit the full amount received. There will be no cancellations or refunds due to reasons that are beyond our control, such as weather, neighborhood construction noise or other disturbances. All guests are required to send VALID PHOTO ID upon booking the reservation, via scan to email@example.com
- The property was furnished with a lot of love, care and high-end finishes. You are required to make a USD$250 damage deposit with your reservation. It will be refunded back to you at departure, after a complete inspection of the property is done, including extra cleaning efforts, missing towels or broken items.
LOST & FOUND
- We are not responsible for forgotten, lost, damaged or stolen personal items. Any item recovered will be kept in our lost and found bin for 30 days after checkout date.
- Please make your transportation arrangements directly with our recommended driver: Cristina Martin at +52 1 322 779 8895 (WhatsApp and cell), or, firstname.lastname@example.org. Bilingual, up to 3 people. Organizes tours and can arrange to stop by a grocery store so you may purchase food and personal items.

- You can also rent a Golf Cart at San Pancho Golf Cart, att: Densy Avila. Cell and Whatsapp: +52 1 331 361 8414. They can deliver the cart to our location.
- 2 adults per suite. Extra person accommodations can be arranged.
- No wheel chair access or elevators
- No loud music or noise at any time within the property
- Rates are subject to change without notice
- No glass items in social or swimming pool area
- Cost of lost keys, USD$50 per key, charged to your deposit
- We have the right to enter the suites and common areas in order to inspect the premises
- Pets are not allowed. Policy violation fee of USD$250
- Smoking is not allowed. Violation will cause charges for deep cleaning, and expensive cleaning procedures, up to USD$500.
- Managers/Owners/Workers are not responsible in any capacity for any injury, loss, illness or damage to any person or property of persons occupying the suites. The rights, if any, of a guest of the property to seek recourse against the property owners for any reasons above, shall be governed by the laws of Mexico and determined by its courts.
